You may have read about many homeowners who are facing large payment increases from the initial payment structure of their loan. Payments which in many cases may be beyond their reach, you might ask, What went wrong? In order to have affordable payments entry-level buyers may have selected an adjustable-rate mortgage with a two or three year fixed term. This short-term adjustable-rate does not allow enough time for the property to appreciate in today's sluggish real estate market. The smarter choice would have been an adjustable-rate mortgage with a term of five to 10 years. However, not to all adjustable-rate loans are bad, the adjustable-rate loan has one big benefit, in that it is normally an interest-only payment structure which would save a buyer approximately $100 per month for every $100,000 borrowed and also allows payments to be reduced by the paying of principal.

Many of these adjustable-rate loan products have helped fuel the high appreciation rates of our market. And while I'm sure that in retrospect the average consumer would have chosen a product that had a longer fixed term built into it for a slightly higher payment. Now you can find adjustable mortgages with the 10 year term with very competitive pricing. When shopping for a mortgage you'll need to analyze the different programs and payments, then ask yourself how long you are expecting to be in this home. Once you've analyzed these factors, you will need to match your needs and goals to the term of your loan.

Lastly you need to understand that if you don't sell or refinance before the adjustment occurs your payment will substantially increase. What the payment will be? The note rate at the time of the adjustment is determined by adding the margin, a number usually between 2.5 and 3.5 that is determined by the bank with the other component of the rate which is the index. Typically used is the LIBOR index which changes daily. Adding these two components together will give you an approximation of what your payment will be at the time of the adjustment. If the level of this payment is going to be a concern for you it would be wise to consider taking a longer term note. Additionally you will need to understand that many loans come with a prepayment penalty, the cost of this is usually six months of interest if you pay off the loan early. Typically you can find a program that has no prepayment penalty in exchange for slightly higher interest rate. Be sure to ask which options are available and what the difference in cost for a loan without the prepayment penalty will be.

In conclusion, when you're shopping for a loan there are many factors that you need to consider when selecting the type of loan that you use. You will need to thoroughly analyze your situation, your goals, and your needs so that you can make an educated decision about what type of loan program is right for you. Keep in mind that adjustable-rate loans if used properly can have huge benefits for the borrower, but if used improperly or without respect they can endanger your financial future. So if you do decide to use an adjustable-rate loan make sure that you understand the terms and are comfortable with the idea that the payments will adjust substantially at some point.

Race, religion, sex, money, why are these for subject the cause of so many different views by people? I can not understand how people`s views on these four are so widely apart. Why is it that these subjects are so widely connected together? How can these subjects be the cause of so much fear and violence? Why are these four subjects so much a part of politics? Why are these four subjects the talk of any debates? What is it about these four subjects get so many people up tight?

Religion is the single biggest cause of war and death in the world today. How many millions of people have died for a religious belief? Why do people continue to die for some person`s twisted view of some holy scripture? Why not just live as Gods words taught us to live? When did Gods love for all his children become the reason for so many different views of religion? Where does it say in any bible or holy writing to kill each other in the name of God? When did his son Jesus tell people to stop loving one another and start killing each other? Is any war really caused by religion? Or is war caused by the basic simple need for power and money using religion as a weapon to make people support their cause? I do not understand how a religious person can twist the words of any holy the holy bible fits in scripture to kill in the name of our creator. Until religion is stopped being use as a weapon millions of people will continue to die.

I believe in order to understand for the holy words of the bible a person must understand Gods ten commandments is for every single person no matter race religion or sexual preference. Does any one really believe there was no gay people when Jesus came to die for all people`s sins? I do not think for one minute that Jesus would not heal a person just because that person was gay. What is it about gay people that would make a person twist the holiest of words? God made all people different so that each person would have their own thoughts and looks. Other wise all people would look talk and act a like.

How can a person of faith say that God made any race less because of their color or looks? How can one person use religion to condemn and entire race? What kind of twisted person would degrade the laws and holy word of god just because that person hates another race? How can any person hate and entire race when that person has not even met and entire race of people? How can one race hate another in the name of God ? I would like to understand use how a person can twist holy scriptures for the use of hate? I have seen alot of racism in my life that still does not explain such hatred of a hole race of people. All people have the same color blood there for all people are basically the same except for color. I have never seen a person of any race that did not die when shot dead. Bullets and bombs do not hate races they kill every race.

No matter how much I think I will never understand why a person would even believe they are killing in the name of some religious belief. No where in no holy scripture does it tell anyone to kill in the name of God. I believe that when a person mixes these four subjects together it creates a weapon far worse then any weapon ever invented. I do not believe that these four subjects have anything in common other then people use them to create hatred and separate races and religion. Until the day comes when these subjects are no longer use as weapons against one another people will die for one of these four reasons.

These are four subjects that should bring all people together to give thanks to God not make reasons to kill in the name of God. Stop twisting the word of God and start living by them one and all for this is what his son Jesus died for. I believe that these four subjects should bring people together for the greater good that could be done for all of Gods children. I know that we are all Gods children no matter what no one can change this. God love will always bring true believers together no matter who tries to separate us. No one can truly separate the people of God because his love will keep making us stronger. I believe that one day all of Gods true believers will step up make Gods laws and love the way of life for all people. I believe that there are people in every race and religion and sexual preference that no one day all people must walk back into the Lords light. For only Gods real words will bring all people together.

I think the day is coming when of Gods people will come together no matter what race religion or sexual preference for this is the will of god.

It seems like everyone has an opinion on this debate. Which is better- free weights or machines? I asked my trainer friends what they thought and it was pretty much split in half. One group loved free weights and the other loved machines.

Those that are just beginning to strength train, those that are rehabilitating a body part, those who want to isolate a particular muscle, and those that want to lift large amounts of weight would be better off selecting a machine. It is safer for your circumstances.

Here's why, free weights require users to have a base of strength, balance and coordination. Machines provide that balance for you. Using a machine the strength trainer can lift a weight in a relatively safe manner. The exercise is guided along a pre-set path that does not allow for unsafe movements. With free weights you are left to your own devices. Your exercise path is whatever feels best for you.

If you are setting up your own in-home gym, I would go with a set of dumbbells. They are less expensive and take up less space. Less is good. Buying an all-in-one machine may be what interests you more and that's fine. Just be sure that all of the cable lines are of strong and high quality material. Otherwise they will wear out over time.

If you want variety in your exercise program, try free weights. You can virtually do any exercise you want. You can also add in fun side kicks such as a stability ball or balance board. With machines you are limited to the one exercise it was built to perform.

In the end, the decision is yours. I think everyone has their own opinion on which is better because we all have different goals and tastes. Go with what you enjoy and prefer. Just be sure to keep your routine fresh and fun.

Celebrated South African trumpeter and world-fusion music pioneer Hugh Masekela says helping end alcohol and drug addiction in his native South Africa is a driving force in his life, both on and off the stage. The 68-year-old musician, a recovered addict himself after decades of addiction, says he feels a duty to help others suffering from the same problems. His concern about these problems in South Africa intensified in the late 1990s when he resolved his own addictions through successful drug rehab.

Masekela made his name in America in 1968 with the Billboard number-one hit Grazin in the Grass one of the few instrumental tracks to reach such heights. He has played with Herb Alpert and Bob Marley, performed on albums by the Byrds and recorded and toured for Paul Simons 1986 smash album, Graceland.

Masekelas life did not have an easy start. In a recent newspaper interview he said that as a child his ambition was to live inside the gramophone, so I could be with all those people in there. But it wasn't just love of music that made him want to escape reality: South Africas oppressive apartheid system had begun in 1948 when Masekela was 9 years old, and life for black South Africans became more of a struggle than ever.

By the time he was 20 he had recorded successful jazz albums and played professionally all over South Africa. But Masekela's political leanings and the brutality of apartheid forced him into exile. With the help of friends like classical violinist Yehudi Menuhin and British bandleader Johnny Dankworth, Masakela traveled to England and later to America where he continued to perform and to further his musical studies. Calypso great Harry Belafonte offered help and advice, and fellow South African singer Miriam Makeba, to whom he was married for a few years in the 60s, was also helpful to his career. In 1990, as apartheid was coming to an end, Masekela moved back home after 30 years of living abroad. He had released more than 30 albums and enjoyed international acclaim.

But all was not well. Masekela was suffering from more than 30 years of alcohol and drug abuse and was in serious need of drug rehab. His decision to enter a successful drug rehab program meant one more trip to England, but it was a journey to a new life.

In his 2004 autobiography, Grazin' in The Grass: The Musical Journey of Hugh Masakela, he frankly discusses his personal struggles with alcohol and drug addiction. He says he had little confidence in his playing without using some sort of drug. But after getting clean through drug rehab and studying about addiction, he says now that he wants music to be his only addiction. And he wants to help his country by improving political and social conditions, including South Africas skyrocketing drug and alcohol addictions.

South Africa is probably one of the most addicted countries in the world, he said. We are a very addictive society. In the Western Cape region, for example, a recent study found that almost 20 percent of children start drinking before they are 13. In the poor townships especially, many lives are seriously compromised and could be helped if successful alcohol and drug rehab were widely available. By using his celebrity to draw attention to the problem, Masekela hopes to effect positive changes.

A recent study showed that taking aspirin could in fact reduce your risk of getting colon cancer. Although the study only involved data taking from a sampling of women, it appears that aspirin may possibly prevent colon cancer, or so they say? Aspirin is over 100-years old and appears to cure lots of things, yet many were shocked to learn of this latest finding, still other completely doubt the study. The study showed that people who already had polyps maybe able to prevent the onset of colon cancer thru regular use of aspirin. The researchers went on to extrapolate that it could help those without polyps from getting one in the first place.

Now several articles in major Medical Journals are showing that if you took aspirin for a decade 1-2 per week, it would reduce the risk of colorectal cancer by a large margin over those who did not take aspirin regularly. Some of the researchers in near by fields were not surprised while other totally doubted the findings as hogwash. They are saying that any anti-inflammatory drug may have done the same and would certainly help to keep removed polyps from returning, thus reduce the risk of cancer. The study indicated that 14 aspirins per week or 2 every day would reduce the chances of colon cancer by nearly one-third. Those who took even more are said to reduce colon cancer by over 50 percentiles. Of course taking that many aspirins is not good for you, over use of aspirin can cause bleeding. So although the study appears to be a wash for many belief systems of cancer researchers, the evidence is notable and very telling. All this research is helping us fight some of the more serious forms of cancer killers. Think on this and live strong.

Do you know one of the best ways to attract a beautiful woman?

Most men who are successful with women intuitively know a secret that is normally counterintuitive. This simply means that it goes against your normal way of thinking.

One such element is the gentle art of teasing. What typically occurs when you meet a beautiful woman? When most guys meet an attractive girl whom they desire, they tend to turn into ass-kissers who want to lavish her with flowers and gifts.

This is NOT attractive. Always remember this!

There is a time and a place to do buy flowers and gifts but doing so upon meeting a woman is not the time or the place for it.

(Note: There are guys who can do these things and create attraction, but they are able to do so without appearing needy. Most men do not fit this category.)

Most men meet a beautiful woman and they feel compelled to start spending money on her, shower her with gifts and expensive dinners.

It's natural to want to be generous towards people you really care about but a woman you've just met (or a first date) does not qualify as someone you genuinely care about.

She is someone you are interested in getting to know better. That's all it is at this point, and I want you to internalize that belief.

You might say, "When I like a girl, I want to show her how much I care about her."

I'd say bullcrap. You want to spend money on her in hopes that she will like you in return.

Stop right now, and think about what I am saying for a few minutes. You'll find that it is unequivocally true.

Let me put it this way, if she were unattractive, would you feel the same way?

If she looked like a demon, imagine Gene Simmons of the Rock band Kiss with breasts, (how is that for a sick visual?) would you still shower her with gifts?

Would you feel compelled to buy an expensive dinner for the demon and bring it cute flowers?

Of course not! It's not even an option. You are not insane.

So in essence, by spending a lot of money on her, you are trying to buy her approval and love.

This almost never works. People are not attracted to others who kiss their ass. This means you must stop supplicating in order to win a girl over. Ass-kissing is not an attractive quality. It never has been, and it probably never will be.

The next time you are going to blow a 100-dollars on an expensive dinner to win a girl over, remember this article and put your money back in your pocket.

Buy your mother or father (or both) a gift in appreciation for putting up with all of your crap during your teenage years.

Tell them you bought them a gift on a recommendation from Cameron Teone. But for crying out loud, don't blow your money on some stranger you just met.

OK, these random strangers are not going to be the beneficiaries of your expensive dinners and gifts, so then, what are you supposed to do?

You can learn to be PLAYFUL and TEASE women. This is something you can start practicing as of today.

It may not come easy to you as this is counterintuitive to most men.

Right about now you're thinking, "You mean start making fun of girls I like?" Well, yes and no. You can tease and be playful and yet not cross the line into becoming insulting. Most men make the mistake of overdoing it and they end up insulting women with mean spirited comments.

Let me explain it this way:

Think about the way you are with your close pals. When you are hanging out at a social gathering, be it watching the ball game with the guys, going to dinner, or a social club, you tend to poke fun at each other in a light hearted manner and humorous way.

But then suddenly, when it comes to women, you start dropping your fun persona. This is crazy.

You are putting a halt to doing what makes you fun and interesting.

You did not make friends with your current pals because you asked them out to go to a 5 start restaurant, did you? (If you did, you really got problems.)

It's the same way when it comes to attraction. If you'd like to attract the women of your choice, then you must be able to have fun and allow them to see that spending time with you will be enjoyable.

There are numerous ways to tease women and I have met guys who do some light teasing to the ones who are much more hardcore.

Imagine if she said something off the wall and instead of you agreeing in order to win her approval, you said, "Uh oh, I don't know about you."

How different would that be? It would change the entire dynamic of the conversation. The key to delivering these lines is to have a sly smile and a playful tone. You are not a detective questioning a suspect in a crime.

It should be obvious that you're having fun, and guess what, you ARE having fun.

You'll be able to create your own style of teasing but I'll give you some ideas as well.

Here is a fun way to tease, assume that she already likes you and wants you badly. If a woman puts a hand on you, you could respond with something fun like,

"Well, if you are going to do that, at least buy me a drink first."

or

"Hey, making the moves on me already? Whatever happened to a dinner and a movie?"

[Again, I reiterate: Your tonality and demeanor should exude a fun and playful aura.]

The simple element of teasing by itself will not transform you into Don Juan overnight but it is an important step towards this direction. You can begin experimenting with this to gauge what works best for you.

You must discover what type of teases you enjoy doing and which ones get the best reaction. You are not being a jerk.

You are having fun and girls will have fun with you.

You can practice these everywhere. They don't necessarily have to be done with girls you are approaching to "Hit on."

Most men make the mistake of having an on/off switch. Either they are hitting on a girl, or they are not talking to her at all. This is a classic mistake that most men make. Avoid this mistake.

Learn to have fun with women in a playful manner.

You can practice teasing women out at the coffee shop, at the supermarket, and wherever else you run into women.

I'd suggest avoiding the hardcore teases at the workplace as they could cause problems.

You will find that you'll start generating attraction much more so than before by sampling changing your style to be more playful.

If you try this type of teasing-humor and fail at it repeatedly, it is because you are coming across as too serious and too "matter of fact."

So get back to your piece of paper. Write down ideas on how you can tease people in general. It can be about anything. Look at the circumstances you are in.

A bit of playful sarcasm is fun and it can go a long way in creating a fun personal interaction.

You do have to learn to calibrate the people you speak with, but that will come with time. Some guys get the wrong impression as they begin to think they must do this nonstop. There is no need for that.

A FEW teases here and there are all you really need to transform yourself from boring-guy to an interesting and appealing guy.

Again, there is a learning curve and this is a process. Part of this is a discovery process. It may take you a while to discover what you're comfortable with based on what's ideally suited for your personality. Also, take into account the culture you live in, especially if you are a foreigner living abroad.

Teasing and humor are universal principles but you may have to make minor adjustments depending upon the culture.

The valuable lesson you learned today is going to create a positive change in your interaction with women. Instead of kissing their ass, offering to buy them drinks, and such, you are going to learn to tease them and have fun! They'll be grateful as well! Believe me.

Women are tired of boring guys trying to buy their time. Men who are interesting, confident and fun are what they are seeking. These interactions should start becoming FUN for you!! You'll attract more women in the process.

New research by Israeli fertility experts has challenged current medical opinion, which holds that refraining from sex for up to a week is beneficial for men prior to undergoing some types of fertility treatment.

Doctors from Soroka University and Ben-Gurion University tested over 7,200 semen samples for semen volume, sperm concentration and shape, and the percentage and total count of motile (active and moving) sperm. The samples were from around 6,000 men being investigated or treated for infertility who had abstained from sex for periods of up to two weeks.

More than 4,500 of the samples had normal sperm counts while the remainder had varying degrees of oligozoospermic (reduced) counts ranging from mild, through moderate, to severe.

The researchers found that while the volume of semen increased up to 11 to 14 days of abstinence, whatever the sperm count was, the morphology (shape and form) of the sperm gradually deteriorated.

In the samples from men with reduced sperm counts the proportion of motile sperm actually fell significantly from day two onwards, reaching a low at day six and remaining low.

Dr. Eliahu Levitas will tell the annual meeting of the European Society of Human Reproduction and Embryology in Madrid: "Semen volume was directly and significantly correlated with duration of abstinence, while sperm motility was inversely and significantly related to abstinence in oligozoospermic samples only. The percentage of normal forms of sperm was inversely and significantly related to abstinence in both moderately oligozoospermic and normal samples."

Dr. Levitas, a senior physician at the fertility and IVF unit of Soroka University Medical Center, said that most fertility clinics followed the World Health Organisation guidelines of recommending sexual abstinence for two to seven days prior to treatment.

"Our data challenge the role of abstinence in male infertility treatments. What we have found is not so relevant to ICSI, where only a single sperm is injected into the egg, but for those treatments where we are trying to get the best possible sperm quality for intra-uterine insemination.

"For these patients we recommend minimal abstinence - ideally no more than two days."

Dr. Levitas said there was no real consensus among researchers as to why sperm gets damaged and becomes less viable. "It's possible that there is oxidative DNA damage by, for example, cigarette smoking or other damaging agents. Or perhaps the sperm from oligozoospermic men is more susceptible to detrimental agents and therefore might benefit from spending only a short time in the reproductive tract."

Chicken Madras is a dish that can be found in Indian restaurants all over the world and for many people it is among their choice of top chicken curry recipes. Chicken Madras comes from southern India and the curry is quite hot owing to a fairly large amount of chilli in the recipe although it can be reduced if necessary if it is too hot for your taste.

Below is a version of the Chicken Madras curry I've been preparing for a few years, which is based on that which appears in Pat Chapman's book Indian Restaurant Cookbook. The main difference is in the spice mix, which adds a larger number of spices into the initial spice mix and does away with the addition of garam massala towards the end. Another difference is that this recipe doesn't call for tomato paste to be added, which to my mind makes the sauce taste too much of tomato, and the lemon is added much earlier to be absorbed by the chicken.

Ingredients:

2 chicken breasts cut into bite sized pieces
vegetable oil
1 onion sliced into thin strips
1 tin tomatoes
juice of 1/2 lemon

Spices:
4 dry red chillis
1/2 teaspoon black pepper corns
1/2 teaspoon chilli powder
1/2 teaspoon paprika
teaspoon cumin seeds
teaspoon fenugreek seeds
teaspoon turmeric
2 cardomoms
pinch cinnamon
4 cloves
pinch coriander power
pinch ginger powder
pinch mustard seeds

Method:
1. Fry the chicken in about 3-4 tablespoons of vegetable oil to colour and remove from the frying pan.

2. Add the onion until golden then add the spices. Mix the spices and blitz before adding to the pan and fry for about 5 minutes, adding a little water if necessary.

3. Add the chicken and pour the lemon juice over. Stir well.

4. Chop the tomatoes and stir into the mix. Cook at medium heat for about 10 minutes.

5. Cook in a a medium oven for 45 minutes and serve with basmati rice.
